Spring Market Update 4-25-2018: The Washington Metropolitan Markets saw a dip in buyer demand around March 20 - April 5th, but things have picked up where they had left off. Demand is now strong while inventory levels remain relatively low. The real estate market is hot, as it should be this time of year. There are fluctuations in various local micro-markets that are dependent on variables such as school districts, proximity to public transportation, as well as other factors. For the most part, it is a sellers market, and the high demand is due to strong consumer confidence, in combination with continued historically low interest rates.
Don't wait to list your property, the best time is now. Market activity will begin to drop after Memorial Day this year, May 28th, as schools begin to end for the year and vacation season begins. Don't wait until July or August to sell, list now while you have the best opportunity to maximize your sales price. Conversely, there are typically better deals for buyers during the summer months, when buyer competition and demand is lower, and properties are on the market longer.
